
Once we have been instructed to carry out a survey, we will contact the selling agent or vendor to arrange a date to inspect the subject property (at the earliest opportunity). Our terms of engagement are then sent to the client for reviewing and signing. Payment for the survey is required at least 24 hours prior to the inspection date.
On the day of the inspection, access to the property is usually granted by the vendor or tenants, although sometimes we will collect keys from the selling agents if the property is vacant or the occupant cannot be there. On average our property inspections last approximately 2-3 hours but this can be considerably longer if the property is particularly large or complex.
Typical level 2 and level 3 home survey inspections are non-invasive and therefore involve a visual inspection of the internal and external parts of the building. The surveyor does not remove permanent fixtures, fittings or heavy furniture and no damage is caused to the property.
Following the inspection, we can meet clients outside the property to discuss our findings. This is beneficial as it makes the report much easier to read and interpret once received. Alternatively, we call all clients within 24 hours following the inspection to update on any defects or issues discovered, and to answer any questions the client may have.
The survey report is then produced by the surveyor using a combination of the latest technology and more traditional dictating and typing methods. Our standard turnaround time for issuing of the survey report is 3 to 5 working days. Once the report is complete a PDF copy of the report is sent to the client.
