We are a firm of Chartered Surveyors specialising in Level 2 and Level 3 residential surveys. Our surveys are specifically designed to assist people buying or selling a property. We adopt a personal, high quality reporting approach, to ensure clients receive a detailed and comprehensive survey following a thorough inspection.
Our surveyors are experienced and fully qualified members of the Royal Institution of Chartered Surveyors (RICS). If you have had an offer agreed on a property you may now be wondering whether you should have a survey carried out.
It is important to remember that your mortgage lender’s valuation report is not a survey. It merely tells your lender whether or not the property is reasonable security for your loan. This is commonly misunderstood by property purchasers.
Our Level 2 Home Survey, or Level 3 Building Survey, will tell you the actual condition of the property and highlight any issues to consider prior to exchange of contracts. Such information can be invaluable during price negotiations, and will also help you avoid unwelcome expensive surprises after you’ve moved in. Having a survey carried out reduces your risk and offers peace of mind.
We offer two types of condition-based home survey reports. The 'Level 2 Home Survey' and the 'Level 3 Building Survey'.
Our Level 2 Home Survey is suitable for conventional properties, generally those built after 1900 that are in reasonable condition with limited alterations. It costs less than the Level 3 Building Survey but still includes a thorough inspection and detailed report.
The Level 3 Building Survey provides greater detail about the property and any repairs that are needed. It is better suited for older or run-down property, those that are unusual or significantly altered, or if you are planning major works. The Level 3 Building Survey, formerly known as a 'Structural Survey', is the most detailed survey report.
We predominately operate throughout London, Surrey and Middlesex. However, if the property requiring a survey is outside these areas please feel free to contact us to see if we are able to travel to your location.
