Level 3 Building Survey

Choose this report if you are buying or selling a large, older or run-down property; a building that is unusual or altered, or if you’re planning major works. We generally recommend this report for houses built prior to 1900.

The Level 3 Building Survey is our most comprehensive survey report.

This costs more than the Level 2 Home Survey report because it gives more detailed information about the structure and fabric of the property.

This superior level of service includes all of the details in a Home Survey Level 2 Report, plus....

  • a more thorough inspection and detailed report on a wider range of issues
  • a description of visible defects and potential problems caused by hidden flaws
  • propose the most probable cause(s) of the defects based on the inspection
  • an outline of repair options and likely consequences of inactivity
  • advice for your legal advisers and details of serious risks and dangerous conditions.

The Level 3 Building Survey usually contains at least 70 photos to help demonstrate any defects or concerns.

This is a condition based survey only and does not include valuation or insurance re-instatement cost advice.

If you would like more detail on what's included then please request our ‘Description of the Sanders Cobb Building Survey' document.
